Mortgage Payment Calculator

Estimate your monthly mortgage payment, including property tax and insurance. Nothing leaves your browser.

How it works

Loan = price − down payment. Monthly principal and interest = loan × r ÷ (1 − (1 + r)−n), with r = annual rate ÷ 12 and n = years × 12. Tax and insurance are divided by 12 and added with any HOA fee. Results are rounded to the cent and are estimates only.

FAQ

How is a monthly mortgage payment calculated?

Principal and interest use the standard amortisation formula: loan × r ÷ (1 − (1 + r)^−n), where r is the monthly rate (annual rate ÷ 12) and n is the number of monthly payments.

What is included in the monthly total?

Principal and interest, plus the property tax, home insurance and HOA or service charge you enter. Tax and insurance are entered per year and divided by 12.

Does this include mortgage insurance (PMI)?

No. If your down payment is under 20% a lender may add private mortgage insurance or similar costs. Enter it as part of insurance if you know the amount.

Is this a quote?

No. It is an estimate for planning. Your lender's figure may differ because of fees, rate type and local rules.

Is my data stored?

No. Everything runs in your browser and nothing is sent or stored.
